Property Management Done in a FLK

Andrew Coliguari and FLK It Over are integrating technology into the everyday lives of property managers.
FLK It Over is an eSignature tool created for property managers, by property managers based in New South Wales, Queensland and Victoria. Andrew Colagiuri, the brain behind FLK It Over, discusses why it’s an essential piece of any property managers toolkit.
Over the past 18 months, FLK has matured and evolved. Initially, the app offered only the ability to sign a residential tenant lease agreement digitally. Now, they’ve added a whole range of capabilities. As Andrew is a real estate agent by trade, his motivation behind FLK came from pure frustration. Being on the other side, he knew there had to be a better way to manage your time as a leasing agent. This unique insight allows FLK to continue its growth and alleviate numerous pain points for property managers.
“Clients would ask me to email agreements to them and they’d miss sections, so I’d have to send it again,” says Andrew, “I am so focused on providing the best customer service possible – so I had a look to see what was out there to make the process easier. Everything on the market was just wedging new technology into old technology. We thought ‘heck, well, I guess we are just going to have to build something ourselves’. We don’t have a tech background, but we wrote every line of code ourselves – we literally created something from scratch, we had no technical ability at all. This is something I’m really proud of”.
FLK now offers a complete suite of documents for leasing, rent increases, managing an agency, and many automation processes. Not to mention sales agreements, terminations notices, auction agreements and merger agreements. There’s an automated reporting system that will send you a weekly report about your contracts and even individual staffing reporting so you can review your staff’s performance.
Most importantly, technology works well for cloud-based offices that manage properties across various locations as well as traditional agencies. In 2021, borders or suburbs no longer bind many agencies, and some properties might be over 20kms from the office – realistically, it’s not possible to simply pop over and sign a lease.
“Using SMS as our main communication tool is just so much more efficient – emails tend to get lost. I feel like the expectations with SMS are different from emails. If I get an email, I have to sit down and write ‘Hi, how are you, how has your day been’ etc. If I SMS you, I can just say ‘see you at five’. It gets an instant response, the return you get and the speed of interaction is far superior to email communication.”
Signing up and creating an account takes about two minutes. It’s all very simple and easy to use. The FLK It Over team knew they had to make the app enjoyable and fun. User experience is always the number one consideration, for the tenant and the agent.
All parties benefit from utilising FLK. Agents get a much faster response and leases get signed a lot quicker. The tenant experience has been perfected, ensuring the tenants can view it in their own time in their own space. The benefit for the owner is they get their leases signed faster, and they can secure a return more promptly.
As far as future plans for FLK It Over, Andrew hopes to get it rolled out to other states in Australia. By continuing to work with their current user base, they can continue to grow the app and fix other pain points that come with being a property manager.
“We love agents coming to us and saying, ‘hey, this is an issue, that is an issue’ and using technology and data to fix that issue for them. You have to listen to the consumers. Using the live chat, they give us great feedback and direction on what we can do to help them move forward.”
